Flat entrance doors always need to be fire-rated because they form part of the fire protection between a flat and building escape routes.
Other external fire doors may also need to be fire-rated where they protect an escape route or where there’s a high risk that fire could jump from one structure to another.
Your fire risk assessment should detail where exterior fire-rated doors are required. If not, a fire safety survey can give you the clarification you need.
A fire-rated door holds back fire and smoke for a set period. It has been independently tested and comes with a certification label.
A fire exit door is designed for fast, safe evacuation and doesn’t come with a fire rating. It’s fitted with panic hardware so people can exit the building without a key.
Yes. You can get external fire doors with glass. But the glazing must be fire-rated and form part of the certified doorset.
A responsible person should carry out regular visual checks. They should check that doors open and close properly, that the seals on fire-rated doors are intact and that fire exit doors aren’t locked or obstructed.
You should also arrange a professional inspection at least once every six months. External fire doors and fire exits experience more wear and tear than interior fire doors. So it’s important to keep on top of inspections and maintenance.
