    Do I need fire doors in my house?

    It depends on your property.

    According to building regulations, fire doors are required in new-build homes with three or more floors. A fire-rated door should be fitted to every habitable room that leads from your stairwell.

    In older houses, you need fire doors if:

    • You’ve added a third storey to your home
    • You have a garage that can be accessed from inside your home

    Elsewhere in older properties, fire doors aren’t always legally required. But they are strongly recommended — particularly along escape routes and in rooms with a higher risk of fire.

    I’ve had a loft conversion. Do I need a fire door?

    In cases of home renovation, where a third storey has been added to a domestic property, loft conversion fire doors are a legal requirement. Fire doors should be placed between all habitable rooms and your stairway.

    Are HMO fire doors a legal requirement?

    Yes. If you’re a landlord of an HMO (house in multiple occupancy), you’re legally required to have fire-rated doors on all bedrooms.

    Does a flat need fire doors?

    If you’re a landlord of a flat, UK fire safety regulations state that the front door should be fire-rated. You may also need to install internal fire doors for the flat, depending on the height of the building.

    How often should residential fire doors be inspected?

    In an HMO or a block of apartments, the responsible person should carry out regular visual checks, looking for damage, checking seals and ensuring closers are functioning correctly. You should also book a professional inspection at least once every six months. For private homes, an annual check is a sensible precaution.

    Do I need FD30 or FD60 fire doors?

    For most residential buildings, FD30 fire doors — providing 30 minutes of fire resistance — are the standard requirement. FD60 doors may be required in higher-risk locations or larger buildings. Your fire risk assessment, building regulations and our team can all help you determine the right rating for your property.

    Who can install a domestic fire door?

    Only trained and certified installers should fit fire doors for houses, HMOs or flats. Even minor errors — a gap that’s too wide, the wrong closer, an incorrectly fitted seal — can prevent a door from performing correctly in a fire. All FDS installers are fully accredited and work to UK fire safety standards.
